Working with the North West division of a national PLC house builder, we've an opportunity for a regional Operations Director, with strong and specific experience in the new build housing sector. This is an exciting opportunity for a proactive, enthusiastic and ambitious individual to join a thriving business and play a key part in our ongoing growth towards delivering in excess of 400 units in this regional business unit, within a wider business growing at a share price rate in excess of 10% in the past half decade.

My client is looking for an experienced construction professional to lead, motivate and support the area office and site staff in achieving the regions forecasts and objectives making sure that health and safety and quality regulations are adhered to in line with profit margin requirements and the Company Values.

Main Responsibilities;

Take ownership of the development and delivery of the region, by managing all operational aspects in a timely and cost effective manner.
Work closely with the Divisional Managing Director with reference to the Land Strategy, and ensuring that budgets are agreed & achievable on a monthly, quarterly and annual basis.
Maintain costs in line with agreed budget, deliverables against plot numbers and scheduling of site openings including forward planning of opening new sites and reviewing the pipeline calendar.
Ensure full compliance with company Health & Safety Company policies and continually report and respond to all Health and Safety issues.
Day to day management of the region including recruitment, performance succession planning and talent management of resources.
Maintain an excellent working relationship with regions staff to drive all site targets and plans.
Consult with group directors on matters arising in area disciplines - Commercial, Technical, Sales, Finance and HR.
Together with the Divisional Managing Director, work closely with the area Land Director to ensure that capital invested in land achieves or exceeds the anticipated rate of return.
Work with the Divisional Managing Director to agree area goals established in the Business Plan.
Work closely with area sales teams, ensuring the maximum sales rates are achieved.
Check and prepare for presentation of Build and Sales releases/Capex requirements.
Ensure a high focus is placed on customer care for the region; ensuring customers are satisfied with the professional service received from the Company.
Responsible for chairing area meetings including Area Board Meetings, Pre-Construction and Pre-Start meetings.

The Ideal Candidate;

In depth knowledge and understanding of the house building industry (preferably with a high volume house builder)
Excellent communication and presentational skill
Strong Leadership skills
Proven ability of working to tight deadlines
Excellent problem solving skills
Strong IT skills
Excellent organisational skills
Proven industry experience growing a business from 200 to over 400 homes
