Preconstruction/BID Manager invited to join residential contractor to manage & ensure the timely & accurate progression of information to Ops & Build.

A refreshed face for a well establish residential contractor, operating nationally to support their partners deliver homes. The new entity also includes specialist energy related capabilities: smart buildings, green mobility, district & embedded energy and decentralised renewables.

They employ and encourage individuals to adopt hybrid working, allowing them to autonomously manage diary and workload to achieve goal and outcome.

Description

In essence, you will be tasked with managing the Commercial and Technical & Design teams on new bids to manage the proposal for new business, ensuring quality of information is achieved within timescales and that information is accurate and achievable through delivery. Typical duties will include:

  • To manage the pre-construction process, comprising of Bid Management, Estimating, Legal coordination and Development Management.
  • Effective management of the Regional Business Unit(s) - work winning strategy, delivering preconstruction services within financial constraints to meet Business Plan objectives.
  • To analyse and review PQQ and tender documents and provide the relevant Regional Directors with an overview of these in respect of selection and appropriate fit with the regions(s) business plan and alignment with products and existing projects.
  • Ensure design strategy is in place, risk and opportunity analysed, summarised, identified and costed into bids.
  • Ensure all bids (land or tender) are subject to correct adjudication and governance procedures e.g. bid: no bid criteria, sign offs, approvals and in line with BMS and DLA set criteria. Additionally, develop a bid timetable to ensure such sign off's and governance milestones are appropriately planned.

Profile

Whilst a relatively open brief, it is critical you have good all-round knowledge of construction from inception to completion, preferably with a Technical or Commercial bias. You'll also understand what actually happens on site so as to add value to the process and ensure New Work proposals are optimised. Key attributes and competencies include:

  • Experienced in NEC, JCT and Development Agreement forms of contract.
  • Ability to motivate and encourage stakeholders to be proactive and take accountability.
  • Understand risk mitigation and management.
  • Experienced in planning as part of the tender process and the development of programmes of work.
  • Ability to develop project scopes, whilst collaborating with a number of stakeholders and developing this a successful conclusion.
  • A flexible approach and open mind to adapt as required, and constantly keep learning and progressing.
  • Good time management and strong communication, verbal and written.
