Our client is a privately owned property company involved in the residential, industrial and office sector. Established over 35 years with sound professional management team.

Background: The client has financed its business since inception by a combination of Bank/Debt Fund money and retained earnings. It has generated a profit in every year of operation but feels significantly constrained by current circumstances in the credit markets. It has raised funds from Insurance Companies, Banks and Debt Fund sources but wishes to improve the quantum and particularly the speed of delivery of this funding. The timetable from application to closing has grown inexorably and the documentation has become a major constraint.

Business Plan: Our client has concluded that in the present circumstances that it would be very worthwhile pursuing the raising of funds directly from the public in competition with peer to peer organisations so as to provide a regular coupon to investors and to ensure that money raised is not advanced for risky projects or for development purposes. In effect, this means that money raised will be used and secured against an agreed loan to value ratio of commercial and residential investment properties.

It will be necessary to construct a marketing operation, a marketing methodology, a budget and appropriate back office resource to deal with the proposed programme. Legal advice has already been taken, a draft prospectus prepared and initial marketing activities progressed. Liaison has also taken place with promoters of investment.

The successful applicant will have experience in the Financial Services Sector with particular reference to Real Estate. He/she will be responsible for providing differing methods of raising finance and therefore must have a good link with financial institutions, private equity and IFA's. He/she will also work closely with the existing professional team to finalise documentation and to make all arrangements relating to marketing, publicity, internet presence and related matters.
